Homebuyers should be careful when purchasing a home that thay are getting the full value of having a buyers agent on their side. According to a Federal Trade Commission study, most buyers fail to understand that unless it is made clear to the contrary, the agent who shows them homes is actually working on the sellers side! Consequently buyer's often reveal too much information, not realizing that the agent is ethically and legally obligated to inform the seller of all relevent circumstances regarding the sale and the buyers situation and motivation.

(and most real estate experts agree) the buyer's best protection, is to hire a Buyers Agent. A Buyers Agent can open more of the market to the buyer, including "For Sale by Owner" properties, "Exclusive Listings" and homes that are not currently on the market.
Beware of agents who say they will offer you buyers agency, and then do business the same old way they always have!!!. According to Fields, buyers should always hire a buyers agent, but be sure they have a written contract that spells out the details of how the agent will be working for them. What services the agent will provide etc...
